Esh Developments

Esh Developments Ltd was formed in 2007 when Geoff Woodcock joined as Operations Director. The company now manages all of the speculative development projects carried out by Esh Group, especially now that ‘Mixed-Use’ developments are becoming the norm, compared to the straightforward housing schemes of the past.

The Land Buying function of Esh Developments has been in existence since Esh Group was formed in 1999, when it was led by Land Director, Michael Hogan, who is still an active member of the Esh Developments Team. Land buying, either for immediate or long-term strategic use, remains an important part of Esh Group’s business, supporting the two house building companies within the Group – Dunelm Homes and Esh Property Services, as well as Esh Space, our Commercial Development Company.

Esh Developments is always on the lookout for land acquisition and development opportunities, big and small, whether for outright purchase, option to purchase or a joint venture agreement, where we will work alongside the landowner to maximise value and promote the land for development through the planning process, which can take many years.

Current Developments

We are currently promoting a whole variety of sites for development in the following locations:

  • Middle Dock, South Shields (11 acres)
  • The Middles, Stanley (20 acres)
  • Feethams, Darlington (5 acres)
  • Chilton, Durham (40 acres)
  • Boathouse Lane, Stockton (7 acres)
  • Philadelphia Industrial Estate, Houghton-le-Spring (60 acres)
  • The Grange Employment Land, Bowburn (10 acres)
  • Melland Street, Darlington (1 acre)

In the last two years we have also successfully delivered land for Esh Property Services to build schemes of 100% affordable housing, working in partnership with a variety of Housing Associations. The most recent scheme to complete is 22 homes for rent or shared-ownership in Allendale, Northumberland, on behalf of ‘Homes for Northumberland’, providing much needed affordable housing in the heart of a rural community. We are also keen to talk to land owners who have sites that they think may be suitable for affordable housing.

Esh Developments is also working closely with Dunelm Homes in promoting a new ‘Sustainable’ House Type called Climat-Hus, which is a joint venture with Swedish Timber Frame provider, Trivselhus – again we are actively looking for small quality sites at the upper end of the market for small schemes of 3-6 plots. We are currently in discussions with several land owners regarding development opportunities in Cumbria, Northumberland, Durham and Yorkshire. We are actively looking for land to provide sites for Dunelm Homes, in the order of 25-75 plots per site, all areas in the North of England considered.
