JCT Design and Build
The works comprised the demolition of the 24 existing flats spread over three blocks, 18 garages and the construction of 105 new build properties. The properties provide much needed affordable housing in the area.
The Helredale Gardens site comprised a sports field with changing room facilities, a block of 6 garages and a parking area with a block of 12 garages. The St. Peters Road site was occupied by 3 tenanted blocks of flats.
The project was split into two phases. The first phase involved the demolition of the changing room facilities, the block of 6 garages and the demolition of the block of 12 garages. Works also involved the removal of all asbestos and the disconnection and diversion of services.
Upon completion of the demolition we constructed 72 properties which were constructed using concrete strip foundations, brick and block cavity walls with cavity wall insulation, internal walls partition walls and timber suspended first floors to the houses and concrete plank flooring to flats.
Pre- cast concrete staircases and landings were used within the flats and timber staircases to houses. Timber trussed roof construction covered with concrete tiles completed the properties. Mineral wool insulation was laid within the roof voids and fire stopping insulation to party walls. All properties were fitted with UPVC fascias and soffits, UPVC double glazed windows and composite front door. Internally, vinyl sheet flooring was fitted to kitchens and bathrooms, fitted kitchens and sanitary ware installed with tiled splash back and all decoration.
