North East housebuilder Homes by Esh has secured planning approval to deliver new homes at Burtree Garden Village, marking a significant milestone in the progression of one of Darlington’s largest strategic housing allocations.

Approved by Darlington Borough Council, the decision supports the delivery of an open-spaces led residential scheme within the Burtree Garden Village masterplan, reinforcing Homes by Esh’s commitment to bringing forward high‑quality, design‑led housing as part of a long‑term vision for sustainable growth to the north of the town.

The 130-home site will feature mainly three- and four-bedroom homes across 13 house types, including The Azalea, The Foxglove and The Daisy – as seen at the Hurworth Meadows and Elder Brook Park developments in Darlington. Predominantly brick built, the homes will incorporate stone detailing and architectural variety. 

Public spaces and pedestrian routes have also been designed to connect into the wider garden village network, reinforcing links to neighbouring communities while retaining and enhancing existing green infrastructure.

The approved development forms a key part of the emerging Burtree Garden Village community, which is anticipated to consist of around 2,000 new homes, a community centre, pub and health facilities in the Faverdale area of Darlington.

Homes by Esh’s proposals align with this vision, carefully responding to and complying with the approved garden village design code which was created specifically for the Burtree masterplan framework to ensure new homes integrate seamlessly with their surroundings while meeting the needs of modern families. 

Meeting the 2021 Building Regulations Uplift, Homes by Esh will incorporate enhanced insulation, ventilation, and a range of energy-efficient features which includes electric vehicle (EV) charging points for all properties and additional parking where possible. It will exceed the 10% biodiversity new gain (BNG) requirement, delivering enhanced habitats through additional woodland planting, species-rich grasslands, wildlife corridors and appropriate ecology mitigation integrated across the developments.

Homes by Esh has two live developments in Darlington, with 144 energy efficient homes under construction at Hurworth Meadows, and 155 new homes being delivered at Elder Brook Park along Neasham Road. This follows the completion of a 225-home development set amongst brand-new green spaces at West Park Garden Village.
