Homes by Esh receives approval to develop 230 homes at Burtree Garden Village
North East housebuilder Homes by Esh has received planning approval to deliver 230 new homes at Burtree Garden Village in Darlington.
The proposals outline a mix of two, three and four-bedroom homes and represent a further application by the business at the garden village, following Darlington Borough Council’s green light for 130 homes secured in May.
Located within the Faverdale area, Burtree Garden Village is expected to deliver around 2,000 homes alongside a range of community amenities, including a community centre, pub and health provision. Homes by Esh’s latest proposals have been developed in line with the approved garden village design code, ensuring a consistent and high-quality approach across the wider site, while responding to local housing demand.

“Following on from the planning approval for 130 new homes at Burtree last month, our focus remains on bringing forward high-quality, design-led homes in Darlington, and contributing positively to the long-term vision for the garden village.”
The latest development will incorporate electric vehicle (EV) charging points for all properties with additional parking provided to homes where possible. It will also exceed the 10% biodiversity new gain (BNG) requirement, delivering enhanced habitats through additional woodland planting, species-rich grasslands, wildlife corridors and appropriate ecology mitigation integrated across the developments.
Homes by Esh has two live developments in Darlington, with 144 energy efficient homes under construction at Hurworth Meadows, and 155 new homes being delivered at Elder Brook Park along Neasham Road. This follows the completion of a 225-home development set amongst brand-new green spaces at West Park Garden Village.
