North East housebuilder Homes by Esh has submitted a planning application to Sunderland City Council to build 49 high-quality homes in Tunstall in the west of Sunderland.
Brought forward by Esh Group’s private housebuilding division, the Burdon Road development sits around four miles from Sunderland city centre and comprises a mix of three and four-bedroom homes across terraced, detached and semi-detached properties.
The Burdon Road scheme is proposed on 2.78 hectares of former agricultural land which Homes by Esh has acquired and aligns with Sunderland City Council’s wider strategic masterplan for Land North of Burdon Lane through its Core Strategy and Development Plan.
Technical Director at Homes by Esh, Dale Morris, said: “Sunderland City Council has identified a need for more than 3,000 new homes in the south of the city and our proposal seeks to create a new sustainable community in Tunstall that is well integrated to the area and its wider surroundings.
“We have developed no fewer than 10 house types for this development to create a varied street scape, with the designs intended to provide homeowners with a sense of place and community on their doorstep.”
Each of the 49 luxury homes will be compliant to the 2021 Building Regulations Uplift, bringing increased insulation, ventilation and energy efficient features, which include electric vehicle charging points, solar panels and smart thermostats. Car parking and secure bike storage facilities have been incorporated into the designs, while a further 13 visitor parking bays are also proposed.
Homes by Esh recently launched show homes for its flagship development, Havelock Park, at Blackwell Grange in Darlington. With two key sites in Darlington nearing completion, the housing provider’s expansion into Tyne & Wear has also seen additional developments come to fruition in Sunderland and County Durham.
Homes by Esh has a broad portfolio of developments, with Collier Gardens at Philadelphia Lane, the closest to the proposed scheme at Burdon Road. Show homes at Trimdon Village, where the Bluebell Gardens development is progressing at pace, recently launched, while the first handovers at Havelock Park recently took place, with a total of 44 executive homes to be built by 2027.

Subject to planning permission being granted, the scheme will deliver a much needed 10% affordable housing contribution to the area, while complying with the UK Government’s Biodiversity Net Gain Policy by also delivering a 10% uplift compared to pre-development levels. In ensuring spend is reinvested back into the local economy, Homes by Esh anticipates working with a local SME supply chain.
