Esh Construction has commenced work on a £2.1 million refurbishment programme at Throston Grange in Hartlepool, marking the latest milestone in its partnership with Thirteen Group.
The project awarded through Thirteen’s Capital Investment Framework – will see improvements delivered in 297 properties, with work including kitchen replacements, partial electrical upgrades, electric fire removals and associated remedial works. External enhancements will also be carried out, including fencing, canopies and roof line upgrades.

The capital investment programme, launched by Thirteen in 2023, has seen thousands of homes modernised across the North-East and Yorkshire. It’s delivering planned maintenance and building safety projects with a focus improving homes, customer experience and social value, working with trusted contractors like Esh to achieve high standards and value for money.
Thirteen Group has worked closely with residents to ensure the improvements meet their needs, offering choices to personalise their homes and involving them in the planning process. The investment reflects Thirteen’s priority to provide great homes for its customers.

The Throston Grange scheme builds on the success of recent scheme completions by Esh’s affordable housing refurbishment division. Residents and staff at Bramley Court have benefitted from major heating upgrades at the 46-home assisted living scheme in a £3.5 million development, while a £1 million investment has seen energy-efficiency upgrades across 150 homes in the Salters Lane and Humphreys estates in Stockton-on-Tees and Thornaby respectively.
The project, which is expected to be completed in Spring 2026, is part of Thirteen’s wider £58million investment plans, which are improving thousands of homes in the North East and Yorkshire this year.
