Plans to build 123 new affordable homes on the outskirts of York have taken a step forward with Joseph Rowntree Housing Trust (JRHT) partnering with Esh Construction to deliver the flagship scheme.
Situated in New Earswick, Esh Construction will develop 117 homes on land north of Willow Bank and a further six homes will be built on a former garage site at Acacia Avenue. The development forms part of JRHT’s long-term strategy to deliver 1,000 new affordable homes by 2030.
The homes will include a mix of one and two-bedroom apartments and two and three-bedroom houses, designed to meet the needs of individuals, couples, and families, with 60% allocated for social rent and the remainder being available to buy through shared ownership.
The appointment of Esh Construction brings valuable regional expertise and a strong track record of delivering high-quality community-focused projects. Both schemes have been carefully designed to reflect the unique character of New Earswick while supporting residents’ wellbeing. The homes will feature excellent energy efficiency measures, including triple glazing, solar panels, and battery storage, along with convenient parking and attractive outdoor spaces. The developments are supported by funding from Homes England.

Local residents and stakeholders were consulted during the planning process, and feedback helped shape the final designs. Construction on site is due to start in 2026 with the 123 homes to be handed over in Spring 2028.
