Union Village

Union Village is a 145-unit regeneration scheme that delivered a mix of two, three and four-bedroom homes, apartments and bungalows at Gresham in partnership with Thirteen Group.

Forming part of ambitious plans to regenerate areas of central Middlesbrough by bringing derelict land back to life, the scheme was funded by Thirteen, Homes England and the Government’s Brownfield Housing Fund.

The development consists of 99 houses, 10 bungalows and 36 apartments. The apartment building contains 36 two-bedroom apartments that feature an open plan living, dining and kitchen space, a large double bedroom, and a single bedroom. Residents can also access communal garden spaces.

In 2024, Union Village received The Bricks Site Recognition Award from LABC Warranty after being recognised for the consistent quality of workmanship and site management shown during the project.

During the Union Village project, we have demonstrated our commitment to social value through a blend of community engagement, education, and local investment. 

The ‘Gresham Big Clean’, delivered with Thirteen and Esh representatives, included litter picking, weeding, and support for residents with free skips and disposal, alongside construction work on a problematic alley wall. 

We also welcomed 15 Dyke House Academy students for a site tour and health and safety briefings, building on earlier engagement through Teesside University’s careers programme. Esh’s inaugural Constructing Careers programme, delivered in partnership with Middlesbrough College and Thirteen Group, gave long term unemployed groups entry-level construction skills through practical workshops and CSCS accreditation. 

Alongside this, 474 apprentice training weeks and 37 weeks of T-Level placements were completed on site, welcoming in the next generation of industry talent and guiding them throughout the early stages of their careers.
