Transforming Sheepfolds: Linking Communities, Building Future Opportunities
A public realm and infrastructure scheme is being delivered at Sheepfolds, Sunderland, on behalf of Sunderland City Council.
The project will improve connectivity between the city centre and the north bank of the River Wear, including the Stadium of Light and Sheepfolds Stables as part of the Riverside Sunderland regeneration scheme.
It features a new overpass, pedestrianised public realm, and critical infrastructure to support future development.
The Detail
Creating Modern Public Spaces with Innovative Construction
Work at Sheepfolds includes constructing an overpass to extend the Easington Street link, while preserving the historic wagonway route down to the River Wear. A spacious, pedestrianised public realm space is being created, featuring high-quality Indian Sandstone and granite paving, modern drainage, lighting, and landscaping between Keel Crossing and the Stadium of Light.
More than 5,000m³ of ground must be excavated as part of the works prior to 5,500m² of premium paving being laid. The scheme also incorporates 750m of drainage, 853m of ducting, 30 newly planted trees, and 42 street lighting columns across the site.
A 470m² retaining wall is being constructed alongside the traditional wagonway, with five precast culvert units to be installed in order to maintain a designated pedestrian route beneath the public realm walkway.
Innovative construction methods, including vacuum excavation and advanced cable detection, are being utilised to mitigate risks and safeguard existing utilities throughout the works.

Investing in People and Places for Sustainable Regional Development
The Sheepfolds project aims to deliver significant social value for Sunderland and the wider North East.
Local employment is a priority, with 15 Sunderland-based operatives contributing 129 weeks of work so far - equivalent to 3.5 full-time roles – alongside a strong regional workforce. Two direct apprentices, both studying Quantity Surveying at Northumbria University, are gaining hands-on experience on site.
Throughout the scheme we are re-investing in the local economy, with a predicted £2.48 million spend with Sunderland suppliers and SMEs.
Community engagement initiatives delivered so far include volunteering with local charities such as Love, Amelia and Hopewood Park, with staff contributing over 40 hours. Donations, including a wooden cabin to Hopewood Park, are further strengthening community ties to demonstrate our dedication to creating lasting social and economic benefits alongside high-quality construction.
