Overview
Regenerating Halifax with Award-Winning Affordable Homes.
Beech Hill is a pioneering regeneration scheme in Halifax delivered in partnership with Together Housing Group and Calderdale Council.
The project transformed a brownfield site into 106 high-quality, affordable homes, supporting local housing needs and revitalising the area.
The site was previously home to three derelict tower blocks which were demolished, therefore extensive remediation and enabling works were required ahead of new home construction getting underway.
The Detail
Making the long-awaited Beech Hill Transformation a Reality.
A variety of two, three, four, and five-bedroom homes were constructed, and five properties are fully wheelchair accessible.
A number of challenges were overcome throughout the project, particularly those presented by the topography of the land with the lower site lying 20 metres below the upper site.
Remediation and enabling works involved the excavation, crushing, and re-use of over 30,000m³ of material on site. 90 metres of gabion retaining walls and a NAUE retaining slope were also installed.
Due to varying ground conditions, three different plot foundations were required, which included raft, strip and pile, with more than 300 steel piles installed. The team opted for a raft foundation solution on the lower site to provide cost and time efficiencies, which avoided piling to depths of 29m.
The scheme is double award-winning, recognised for its collaboration, innovation, and positive impact on the community.

Beech Hill became a beacon of regeneration in Halifax, drawing the attention of local leaders and stakeholders, including site visits from Lisa Nandy MP, Holly Lynch MP, and Mayor of West Yorkshire, Tracy Brabin.
The project’s collaborative spirit and transformative results have been recognised with major industry accolades, including ‘Partnering Scheme of the Year’ at the Northern Housing Awards 2023 and ‘Large Residential Development of the Year’ at the 2022 Insider Yorkshire Property Industry Awards.
Through the responsible procurement of local suppliers, the development provided an £8.1 million boost to the Yorkshire region, and it also supported skills and training with more than 364 apprentice weeks completed on site.
By recycling material on site and using it as fill, the team achieved a 60% reduction in carbon emissions - saving the equivalent of 321 tonnes of CO₂.
