The final timber frame has been installed at a sustainable affordable housing development on Pinfold Lane in Bridlington, marking a major milestone in the development.  

Esh Construction is delivering the project in partnership with Yorkshire Housing and Housing 21 where timber frames for 26 new homes have been installed over the past seven months.    

The achievement is a significant step towards bringing much-needed affordable homes to the area, with the development set to deliver 54 energy-efficient, zero gas homes for Yorkshire Housing alongside a 68-apartment extra care facility for Housing 21.  

The use of a timber frame system – supplied by Saint-Gobain UK  for 26 homes has enabled Esh to accelerate its build programme. First-fix joinery and mechanical and electrical work is now underway in the properties, while substructures have commenced on the remaining 28 homes which are being developed using traditional brickwork.

The £25 million development was brought forward though Esh’s land-led solution and is being built with energy efficiency as a key priority. All homes will be fitted with air source heat pumps as standard, replacing traditional gas boilers and setting a new benchmark for future sustainable developments across the region. Other energy-saving measures include solar panels, enhanced insulation, and timber frames.

Meeting an identified need for over-55’s housing in the area, a 68-apartment extra care facility is also under construction on the site in partnership with Housing 21. Foundations of the apartment building are now complete, with work ongoing on the ground and first floor superstructures. Upon completion, the apartments will support independent living while providing residents with access to on-site care alongside amenities including a restaurant, hair salon and communal lounge. 

The development is also backed by Homes England, with £3 million provided through its Continuous Market Engagement Fund.
