JCT Standard Building Contract without Quantities 2011
The Tetley Headquarters built in 1931, plays an important part of Leeds’ heritage and has become an iconic landmark on the outskirts of the city centre. Brewing ceased in 2011 and the building remained redundant. until Project Space agreed a tenancy and funding to create an Art Gallery, Restaurant, and Bar with Carlsberg UK Ltd. Demolition works to the existing first and second floor plate were undertaken by Carlsberg UK Ltd and Esh Build were appointed to refurbish and restore the ground, first, second floor with new gallery areas, restaurant, bar and kitchen area.
The scope of works included the creation of a ‘Canvas Wall’, which is the main feature and can be seen from the balconies on all floors. New internal entrances were formed and the removal of interior walls to rooms on the first and second floor to house gallery and workshop spaces.
Works to the ground floor comprised of creating an open plan reception, bar and café area with a separate dining room for the restaurant and kitchen.
An event space was created with a hidden sliding door to allow separate access to the area from the reception area. External entrances were formed to connect a steel external staircase incorporating a disabled access lift. The building required electrical and data upgrades and the installation of a new fire alarm system.
External works included the creation of a decking area for the restaurant and resin bonding to the side and front elevations. A service yard with perimeter fencing was also provided.
