Technip, Tyne and Wear

Technip is a leading manufacturer of steel tube umbilicals and is based on Walker Riverside in Newcastle with deep water access to the global markets. The facility sees completion of global contracts for longer more complex umbilicals for the billion euro business.

This contract services the principle main Production Walker Riverside complex which encompasses 6 buildings as well as the surrounding quay and load out facilities. The contract also includes responsibility for the serviced office function at Cobalt Business Park located in North Tyneside covering over 240 centrally based office staff.

This fully Integrated Facilities Management contract involves 24/7/365 Reactive Maintenance, Planned Maintenance, Statutory Compliance, Minor Works and Projects over a multitude of disciplines. These are made up of Building Fabric, Plumbing, Mechanical and Electrical and Statutory testing, cleaning and hygiene services as well as waste management, porterage static site security, with associated CCTV intruder systems and front of house service delivery.

Building Fabric

Reactive Maintenance including brickwork, decoration, fencing, flooring, glazing, ground works, joinery, plastering, pest control, roofing, scaffolding, suspended ceilings, and tiling.

Mechanical

Planned and Reactive Maintenance including boilers, compressor plant, heating systems, Cranes, Hoists and pumping station equipment.

Plumbing

Planned and Reactive Maintenance including hot and cold water supply, leaking taps, supply pipe work, waste pipe work and sanitary ware.

Electrical

Planned and Reactive maintenance including emergency lighting, office lighting, and distribution boards, power sockets, lighting circuits and the Statutory Compliance aspects of general fixed wire & PAT testing.

Minor Work

Numerous minor works have been completed including boiler repairs, external drainage, internal and external decorations, cladding, road repairs and refurbishments, re-roofing, plastered ceiling structural inspection and remedial repairs.

Projects

Recent projects include:

  • Juvic House refurbishment works quoted for £55k – Works completed on time to budget, undergoing minor snagging
  • Canteen and North Office Refurbish Project – 6 week plan, value £65k
  • TPU Ex Stores area conversion Project – Currently quoting for next stage of site refurbishment £110k
  • Victory House CR2 Refurbish – Minor redecoration, new ceiling grid, lighting and electrics and associated box work – £6.5k

 

 

Cleaning

Whole site cleaning and hygiene provisions are put in place with a dedicated onsite delivery team dealing with both commercial office and industrial facility cleaning demands to accredited British Institute of Cleaning Science (BICSc) standards.

Successful Outcome

Upon commencement of the contract, throughout the mobilisation period, Esh Facilities undertook a major Asset Tagging exercise to help assist in PPM  planning, equipment locations and production of a Forward Maintenance Register. The Asset list was produced and then stored on the Esh Facilities web portal and then updated whenever equipment is changed, swapped out, decommissioned or newly installed and commissioned.

All Planned Preventive Maintenance works are scheduled firstly in accordance with SFG20 (CIBSE) led guidance with equipment warranty recommendations then Statutory Compliance set as the absolute minimum for all works.

Operating on site our embedded operatives undertake a raft of statutory compliant & PPM duties such as PAT Testing, Fire Extinguisher Maintenance, Legionella Monitoring, Gas Servicing and annual electrical checks.
